Breakers Renovations


We’ve been busy the last couple of months with renovations at Breakers.  First up I’ll give you a bit of history about the place so the renovations make a little more sense.

The house was built in the 1970s by the then Mayor of Greymouth Dr Dallas.  Locally it is well-known as Dr Dallas house.  It was known as his party house with just one bedroom, a large lounge, large upstairs mezzanine floor, underground wine cellar and his own bar.

It is now a four bedroom house – two rooms are upstairs in what was the mezzanine floor and it is these two rooms we have been doing most of the work to.  Much of the outside of the house was due for a re-clad.  Being by the sea the maintenance is ongoing and while Stephen painted the exterior about three years ago, it was only an interim fix and the time had come to do the re-cladding.  Using this opportunity we have also replaced many of the doors and windows with double glazing – previously windows and doors belonged to the house from the 1970s and again with the help of the salt air, they were coming to the end of their life as they know it (going to be re-used for greenhouses by us and our neighbours – ultimate recycling!).

Ok so basically that is the gist of it.  With changing over doors and windows upstairs we also used the opportunity of re-lining a couple of interior walls that hadn’t been properly finished during previous owner’s renovations.  This also gave us the chance to upgrade the lighting and switch points – great having an electrician in the house eh!  Thankfully he is also a dab hand with a paintbrush and he then repainted both rooms also.  Lastly new carpet for our two upstairs rooms – very exciting and we think it is looking very classy now.

Downstairs we have a new entrance door and new doors and windows in the guest lounge and dining area.  These were probably our biggest disappointment – only in the respect that once replaced it just looks the same.  Will make a huge difference with heating though – well I hope so after spending all that money.

Not quite finished – builder still finishing the last of the re-cladding of the exterior.  I’ve been water blasting the underside of the deck and wow what a difference that made.  Not sure what ended up with more water on it though – the deck or me!

Hopefully only another week to go for the builder and then we’ll have to find some time to repaint the exterior.  Not such an urgent job but it would be nice to get it done before the season starts.  Otherwise Stephen has joked that I need to buy the builder a Christmas present – I was a bit slow and asked why…….. “cos he’ll still be here” was the answer tee hee.

    W ow what a view you have from you Guest House… double glazing… is it that cold in NZ.?? Some how I forgot you’re on the South Island…

      Actually it isn’t that cold Bulldog but double glazing isn’t that much more expensive than single these days – and will help with those colder nights. Main thing was downstairs in our guest lounge/dining – we don’t have curtains so hopefully help keep down there a bit warmer. Pretty good views eh! Have to say…. do love living in paradise……. 🙂
